Biltmore Appreciates Our Homeowners!

When building a house we realize it is more then just a house.  It truly is a home where memories are made, holidays are celebrated, where kids mark the walls through the years to track how tall they are and where parents see their kids grow up and then move out (hopefully right)!

Biltmore has been honored to build homes for so many special people (over 350 in the Triangle) through the years as many times we gain new friends as we get to know them and their families.  The ultimate compliment is when a homeowner sells their current Biltmore Home to move into another.  Bottom line is we appreciate our homeowners and know that without them we would just be building houses rather then a home!

We appreciate our homeowners who provide us with testimonials because they are the best sales and marketing people that we have.  Cynthia Crummey who recently moved into a new home in Snow Hill Preserve said, "I chose a Biltmore Home's because they take great pride in their craftsmanship which is readily apparent when you walk into any of their homes. Working with Biltmore to construct my new home was such a pleasure! They were more than willing to work with me to customize my plans. I love my home and would recommend Biltmore to my family and friends with confidence."  Thank you for that Cynthia because we appreciate the kind words.  To read more Biltmore homeowner testimonials please click here.

At Biltmore we do not claim to be perfect as no one ever is but we do promise to be honest and work with our homeowners the best we can to keep them happy Biltmore customers for years to come, whether it be their first Biltmore Home or their third!

Please contact us and let us know how we can help you build memories in a new home!

Information on First Time Home Buyers Tax Credit

Anywhere the Biltmore crew goes these days it seems the number 1 question we get asked is about the First Time Homebuyers Tax credit especially since the December 1, 2009 deadline looms closer. Again here are the details on the tax credit:

$8,000 Home Buyer Tax Credit at a Glance

  • The tax credit is for first-time home buyers only. For the tax credit program, the IRS defines a first-time home buyer as someone who has not owned a principal residence during the three-year period prior to the purchase.
  • The tax credit does not have to be repaid.
  • The tax credit is equal to 10 percent of the home’s purchase price up to a maximum of $8,000.
  • The credit is available for homes purchased on or after January 1, 2009 and before December 1, 2009.
  • Single taxpayers with incomes up to $75,000 and married couples with incomes up to $150,000 qualify for the full tax credit.

Biltmore has some great floor plans that are priced right for the first time homebuyers in all five of our neighborhoods but the tax credit is only available until December 1 so don't miss out on this great opportunity.  The best resource to learn more is the Federal Housing Tax Credit website so go there to learn more or contact Biltmore Homes as we would be happy to assist you!

As more and more home buyers are getting familiar with Energy Star and its features and benefits, the biggest question Biltmore gets asked is "how does it actually save me money"? Well here is a good breakdown that shows an example of how an Energy Star home priced at $300,000 lowers your monthly costs!

Through better construction techniques and the use of energy efficient features, your Energy Star home offers lower total monthly costs (mortgage plus utility bills) than typical new homes of the same and even lower sale prices.

This is correct, lower monthly costs than a lower priced home!

Standard New Home Energy Star Home
$300,000 Base Sales Price $300,000
$0 Energy Upgrades $5,000
$1796 Monthly Mortgage* $1826
$214 Monthly Utilities* $160
$2010 Total Monthly Housing Costs $1986
$0 Yearly Savings $288

Total Mortgage Life Savings $8,640
* = 30 YEAR 10% DOWN 7% APR * Utility costs based on current prices

So yes you do get lower total monthly housing costs & along with the below benefits of an Energy Star Home:
  • More Comfortable and Quieter
  • Higher Resale Value
  • Third Party Quality Verification
