Breaking News - The Holiday Season Is Flying By But Not Too Late To Say Thank You!

Somebody please tell us where the month of December went?  I mean is it really December 23?  Two days before Christmas?  We know we have been building starting new homes but seriously this cannot be the case.

Well it is true and from all of us at Biltmore Homes we want to wish all our homeowners, suppliers, real estate partners, Realtors, friends and family a very happy holidays!  Although 2009 has been a challenging year to say the least we all still have a lot to be thankful for.  This list could go on and on but Thank You to the following:

  • Our homeowners who have chosen Biltmore to provide them with one of the single most important item we all own in life -  A home!
  • Our real estate partners - From developers to onsite sales agents to the buyers agents we meet throughout the year.  We know that any real estate transaction is a true team effort!
  • Our suppliers - Sure we would of all loved to have been busier this year but we survived and are confident that much better days are ahead of us!
Biltmore Homes looks forward to 2010 and the exciting opportunities that exist.  What opportunities you ask?  Well how about great new home prices, awesome new floor plans (more info on our new Hillandale plan coming soon), record low interest rates, popular new home neighborhoods and a builder that is ready and able to customize any house to fit your needs and price point!

We hope you and your entire family have a very safe and happy holiday season!

Cheers -

Happy Thanksgiving!

From all of us here at Biltmore Homes we want to wish you and your family a very Happy Thanksgiving!  Although this past year has been a challenging time for a lot of us we all have a lot to be thankful for.  Every year we like to remind everyone of the story of Thanksgiving.  We hope you enjoy it and have a great holiday!

Cheers -

Team Biltmore

Most stories of Thanksgiving history start with the harvest celebration of the pilgrims and the indians that took place in the autumn of 1621. Although they did have a three-day feast in celebration of a good harvest, and the local indians did participate, this "first Thanksgiving" was not a holiday, simply a gathering. There is little evidence that this feast of thanks led directly to our modern Thanksgiving Day holiday. Thanksgiving can, however, be traced back to 1863 when Pres. Lincoln became the first president to proclaim Thanksgiving Day. The holiday has been a fixture of late November ever since.
However, since most school children are taught that the first Thanksgiving was held in 1621 with the pilgrims and indians, let us take a closer look at just what took place leading up to that event, and then what happened in the centuries afterward that finally gave us our modern Thanksgiving.
The Pilgrims who sailed to this country aboard the Mayflower were originally members of the English Separatist Church (a Puritan sect). They had earlier fled their home in England and sailed to Holland (The Netherlands) to escape religious persecution. There, they enjoyed more religious tolerance, but they eventually became disenchanted with the Dutch way of life, thinking it ungodly. Seeking a better life, the Separatists negotiated with a London stock company to finance a pilgrimage to America. Most of those making the trip aboard the Mayflower were non-Separatists, but were hired to protect the company's interests. Only about one-third of the original colonists were Separatists.

The Pilgrims set ground at Plymouth Rock on December 11, 1620. Their first winter was devastating. At the beginning of the following fall, they had lost 46 of the original 102 who sailed on the Mayflower. But the harvest of 1621 was a bountiful one. And the remaining colonists decided to celebrate with a feast -- including 91 Indians who had helped the Pilgrims survive their first year. It is believed that the Pilgrims would not have made it through the year without the help of the natives. The feast was more of a traditional English harvest festival than a true "thanksgiving" observance. It lasted three days.
Governor William Bradford sent "four men fowling" after wild ducks and geese. It is not certain that wild turkey was part of their feast. However, it is certain that they had venison. The term "turkey" was used by the Pilgrims to mean any sort of wild fowl.

Another modern staple at almost every Thanksgiving table ispumpkin pie. But it is unlikely that the first feast included that treat. The supply of flour had been long diminished, so there was no bread or pastries of any kind. However, they did eat boiled pumpkin, and they produced a type of fried bread from their corn crop. There was also no milk, cider, potatoes, or butter. There was no domestic cattle for dairy products, and the newly-discovered potato was still considered by many Europeans to be poisonous. But the feast did include fish, berries, watercress, lobster, dried fruit, clams, venison, and plums.
This "thanksgiving" feast was not repeated the following year. Many years passed before the event was repeated. It wasn't until June of 1676 that another Day of thanksgiving was proclaimed. On June 20 of that year the governing council of Charlestown, Massachusetts, held a meeting to determine how best to express thanks for the good fortune that had seen their community securely established. By unanimous vote they instructed Edward Rawson, the clerk, to proclaim June 29 as a day of thanksgiving. It is notable that this thanksgiving celebration probably did not include the Indians, as the celebration was meant partly to be in recognition of the colonists' recent victory over the "heathen natives," (see the proclamation).

A hundred years later, in October of 1777 all 13 colonies joined in a thanksgiving celebration. It also commemorated the patriotic victory over the British at Saratoga. But it was a one-time affair.
George Washington proclaimed a National Day of Thanksgiving in 1789, although some were opposed to it. There was discord among the colonies, many feeling the hardships of a few pilgrims did not warrant a national holiday. And later, President Thomas Jefferson opposed the idea of having a day of thanksgiving.
It was Sarah Josepha Hale, a magazine editor, whose efforts eventually led to what we recognize as Thanksgiving. Hale wrote many editorials championing her cause in her Boston Ladies' Magazine, and later, in Godey's Lady's Book. Finally, after a 40-year campaign of writing editorials and letters to governors and presidents, Hale's obsession became a reality when, in 1863, President Lincoln proclaimed the last Thursday in November as a national day of Thanksgiving.
Thanksgiving was proclaimed by every president after Lincoln. The date was changed a couple of times, most recently by Franklin Roosevelt, who set it up one week to the next-to-last Thursday in order to create a longer Christmas shopping season. Public uproar against this decision caused the president to move Thanksgiving back to its original date two years later. And in 1941, Thanksgiving was finally sanctioned by Congress as a legal holiday, as the fourth Thursday in November.

Dig deep and bring out the best in yourself!

There is no doubt that we are in a challenging real estate market. The good news is that we are hopefully at the end of this challenging journey. Signs continue to point towards growth and recovery. We here in the Triangle are lucky because compared to the rest of the country we have fared pretty well!

A real estate agent recently shared the below clip with Team Biltmore and it was a good reminder during these challenging times. Rather then quit or walk around defeated it is times like these that you need to dig deep and bring out the absolute best in yourself.

This clip is somewhat long but we wanted to share with you and hope that it inspires you to keep battling and challenge yourself to be the very best during these hard times.

The Whitley ranch floor plan is one of Biltmore's most popular floor plans. No matter what Biltmore neighborhood we build the Whitley in, chances are it will not only sell but sell quick!

The standard Whitley at 2261 square feet features three bedrooms all located on the first floor, 2 full baths, bonus room, screened in porch, large inviting front porch, 2 car garage and lots of unfinished space. The large master bedroom is located in the back of the house and we have recently redesigned the master closet so there are 3 different layout options all increasing the amount of space available. Bring On Those Baby Boomers!

Biltmore had a great first weekend of traffic at all our 2009 Parade Homes and there was one dominant theme that we all noticed - the baby boomers were out in full force and they know what they want! To make sure we are all on the same page a Baby Boomer was born between the years 1946 and 1964. The economic upturn after World War II during those years saw a tremendous increase in birth rates which brought on all the baby boomers!

Here are some fascinating stats and info from a 2008 National Association of Home Builder's study regarding Baby Boomer's:
  • 55+ households now account for almost 21% of new homes purchased in the US.
  • Important to build within an hour's drive of major urban areas.
  • Proximity to restaurants, retail areas, golf courses and medical facilities.
  • And we have learned first hand being on site that weather plays a big role in where Baby Boomers want to settle down. Although they don't seem to mind the change of seasons they want that change in temperature to not be to drastic!
Biltmore knows how important a new home is to Baby Boomers and we continue to listen to their needs. We have added award winning ranch plans like the Whitley, Torrington, Williamston I and II, Berkley and the Shelton. Not to mention the many first floor masters Biltmore has available. Click here to see all our floor plans! Biltmore is also researching new ranch floor plans and hope to introduce some more in the near future.

The Triangle continues to win numerous awards as the countries best places to live and that includes hitting all the wants and needs of the baby boomers. The Triangle features warm weather the majority of the year. Our hospitals are some of the countries best. Golf courses are around every corner. There are many award winning master planned communities that have the amenities that baby boomers are looking for. (Biltmore is proud to be building in two of the best in Heritage Wake Forest and South Lakes.) Lastly downtown Raleigh, Durham and the rest of the Triangle cities have been transformed the past couple of years into vibrant hot spots with great selections of restaurants. shopping and events!

Biltmore is ready to serve the needs of Baby Boomers as they look to move into new homes. Contact us and let us show you the floor plans and communities that we think will be a perfect fit for your needs!

2009 Wake County Parade of Homes - Like Christmas For Builders!

Did you ever realize that Christmas for builders really comes every October? That is right Parade of Homes is like Christmas time for builders around the Triangle and that is no different here at Biltmore Homes!

Instead of being busy hanging stockings we are hanging trim and windows. Instead of waiting for Santa and his cute reindeer's we eagerly await the Parade of Homes judges who we also leave cookies and milk out for! Instead of the last minute wrapping of presents we builders are frantically unwrapping light fixtures. Finally instead of putting up a tree inside we like to decorate the outside with landscaping of new trees and bushes. Very much like Christmas we are rushing against the clock to have everything done!

This year's 2009 Wake County Parade of Homes will be held: October 3-4, 9-11 & 16-18. All homes will be open from 12-5:00pm. The county wide Open House is a great opportunity to see the latest floor plans, features and benefits that builders have to offer.

Biltmore Homes is proud to have Parade Homes in both the Heritage Knoll and South Lakes neighborhoods. Please mark your calendars so that you can come out and see our beautiful custom built Energy Star homes. Along with touring our Parade Homes you will have the opportunity to meet the builders, enter to win contests, learn about the benefits of Energy Star and take advantage of our 2009 Parade Special incentives. There is no better time to buy then during Parade of Homes!

The 2009 Wake County Parade of Homes is always a great event and Biltmore Homes is glad to be participating once again. Please contact us for more information or to set up your own personal viewing. We look forward to meeting you at the 2009 Parade of Homes!

And one last thing - Merry Christmas.....I mean Happy Parade of Homes!

Biltmore Loves Writing Checks To REALTOR's!

So did this blog title make you do a double take? No that is not a typo. Biltmore loves to present checks to REALTOR's because it means we are not only selling homes but more importantly building relationships.

Real Estate is very local so building long term relationships with local REALTOR's is something we put a lot of focus into. Whether it be the buyers agent or our on-site new home agents, Biltmore is lucky to have worked with so many great REALTORS over the years.

Biltmore also believes that REALTOR's need to rewarded for their hard work. Just in the past 2 weeks we proudly presented checks to REALTOR's who took advantage of our get paid 1/2 of your commission upfront on newly signed contracts. It was a win-win situation because Biltmore sold homes in Snow Hill Preserve and South Lakes and the REALTOR received a check immediatley even though the closing is still a couple weeks out.

We welcome the opportunity to meet and work with as many REALTOR's as possible in the Triangle. If you are interested in learning more about Biltmore Homes and the neighborhoods we build in then lets set up one of the following:
  • Personal Neighborhood Tour - Let one of our Biltmore builder reps give you a personal tour of the neighborhoods we build in. This is a great way to learn more about the neighborhood price points, home styles, amenities and the local area.
  • Biltmore Building 101 - Let one of the Biltmore owners or project managers walk you through a home to go over the overall construction, quality, craftsmanship and Energy Star features. This is a great way to get behind the scenes insight on the construction process so that you can better educate your clients on new construction.
  • Office Presentation - Let the Biltmore crew come present to your office so that all the office REALTORS can learn more about Biltmore, our story, neighborhoods, floor plans and service. We can even bring breakfast or lunch!
If you have already sold a Biltmore Home then we appreciate your business and look forward to working together again. If you are new to working with Biltmore then lets schedule a time to get together so that you can learn more about Biltmore and how we can help you and your clients. And we look forward to writing you a check in the near future!

Contact Biltmore Homes to set up a Personal Tour, Builder 1o1 or Office Presentation in the near future!

Why do builders want Congress to extend the tax credit?

It should come as no surprise that builders are urging (urging is putting it lightly) Congress to extend the tax credit that has helped first time home buyers get into a new home in 2009. What currently is being proposed is that Congress extend the home buyer tax credit through November 2010 and make it available to ALL buyers of main residences. That ALL part is the key. What if every home buyer could receive a tax credit when buying a home - Think that would get some people excited about moving into a new home? The answer is yes. If you look at how important the "Cash for Clunkers" deal has been to the car industry then you can now see how important this could be for the real estate and building industry. It could jump start the housing market and create jobs! Don't just take our word for it - read some of the specifics from the latest NAHB information:

“If Congress acts to extend the tax credit program, it would spur 383,000 additional home sales, including 80,000 housing starts, creating nearly 350,000 jobs over the coming year,” said NAHB Chairman Joe Robson, a home builder from Tulsa, Okla. “That’s good for the economy and good for America.”

NAHB also does a great job laying out the other issues that need to be addressed with local and federal law makers regarding the housing industry:
  • Correct a faulty appraisal process. The inappropriate use of distressed and foreclosed sales as comps in determining home values is hurting home values and killing home sales.
  • Improve housing credit conditions. Since there can be no meaningful economic recovery until the flow of credit is restored to housing, NAHB is calling on Congress to urge regulators and the banking industry to end the stranglehold on acquisition, development and construction (AD&C) loans that has emerged as a major impediment to the housing recovery.
Biltmore Homes is glad that we are part of an industry with such strong leadership and support but it is up to all of us as builders, real estate agents and even home owners to contact our government leadership and let them know that fixing the housing market should be a top priority!

Contact Biltmore Homes if you need any additional information or want to learn more on how to take advantage of the current first time home buyers tax credit or great home pricing.

So What Is The New Home Building Process?

We run into many home shoppers that would like to build a new home but many times are hesitant of the actual building process.  They would love the outcome of a brand new home built customized with all their personal wants and needs but are "scared" of the process.

Well we here at Biltmore have taken the "scary" out of the process.  Be more scared of what the inspection report will tell you about purchasing an old home rather then building a brand new home!

Here is a quick rundown of the building process:
  1. Pre-Construction Meetings and Planning
  2. Selection
  3. Foundation and Framing
  4. Electrical Walk Through
  5. Electrical and Plumbing
  6. Exterior Painting
  7. Flooring
  8. Drywall
  9. Interior Trim/ Cabinetry/ Fixtures
  10. Interior Finishing
  11. Final Touches
  12. Move In!
For a more in depth description on the above steps please visit our website to learn more about the step by step process!  Contact Biltmore Homes as we would enjoy the opportunity to sit down with you and answer any questions you have about building a brand new home!

Biltmore Appreciates Our Homeowners!

When building a house we realize it is more then just a house.  It truly is a home where memories are made, holidays are celebrated, where kids mark the walls through the years to track how tall they are and where parents see their kids grow up and then move out (hopefully right)!

Biltmore has been honored to build homes for so many special people (over 350 in the Triangle) through the years as many times we gain new friends as we get to know them and their families.  The ultimate compliment is when a homeowner sells their current Biltmore Home to move into another.  Bottom line is we appreciate our homeowners and know that without them we would just be building houses rather then a home!

We appreciate our homeowners who provide us with testimonials because they are the best sales and marketing people that we have.  Cynthia Crummey who recently moved into a new home in Snow Hill Preserve said, "I chose a Biltmore Home's because they take great pride in their craftsmanship which is readily apparent when you walk into any of their homes. Information on First Time Home Buyers Tax Credit

Anywhere the Biltmore crew goes these days it seems the number 1 question we get asked is about the First Time Homebuyers Tax credit especially since the December 1, 2009 deadline looms closer. Again here are the details on the tax credit:

$8,000 Home Buyer Tax Credit at a Glance

  • The tax credit is for first-time home buyers only. For the tax credit program, the IRS defines a first-time home buyer as someone who has not owned a principal residence during the three-year period prior to the purchase.
  • The tax credit does not have to be repaid.
  • The tax credit is equal to 10 percent of the home’s purchase price up to a maximum of $8,000.
  • The credit is available for homes purchased on or after January 1, 2009 and before December 1, 2009.
  • Single taxpayers with incomes up to $75,000 and married couples with incomes up to $150,000 qualify for the full tax credit.

Biltmore has some great floor plans that are priced right for the first time homebuyers in all five of our neighborhoods but the tax credit is only available until December 1 so don't miss out on this great opportunity.  The best resource to learn more is the Federal Housing Tax Credit website so go there to learn more or contact Biltmore Homes as we would be happy to assist you!

Biltmore Homes Builds Energy Star Certified Homes - What Does That Mean Though?

The popularity of Energy Star is growing as many home buyers are asking for it by name when researching new homes but at the same time too many home buyers are not aware of the actual benefits.  Whenever the Biltmore team is on site one of the most popular questions we get asked is "What are the benefits of an Energy Star home?"  Let us help try to answer that as the www.energystar.gov website has a lot of great information.  Here are just a few of the specific benefits they point out:

LOWER OWNERSHIP COST
Compared with standard homes, ENERGY STAR qualified homes use substantially less energy for heating, cooling, and water heating-delivering $200 to $400 in annual savings. Over the average 7 to 8 years you may live in your home, this adds up to thousands of dollars saved on utility bills. Additional savings on maintenance can also be substantial. Financing your home purchase using an energy efficient mortgage can also lead to savings.

BETTER PERFORMANCE
Properly installed energy-efficient improvements deliver better protection against cold, heat, drafts, moisture, pollution, and noise. An energy-efficient home helps ensure consistent temperatures between and across rooms, improved indoor air quality, and greater durability.

SMART INVESTMENT
To date, more than 6,500 home builders (including Biltmore Homes) have partnered with EPA to construct nearly 940,000 ENERGY STAR qualified homes. The trend is clear. By choosing a home with the ENERGY STAR label, you can be confident that it will have an increasingly valued feature when the time comes to sell.

ENVIRONMENTAL PROTECTION
Did you know that your home can be a greater source of pollution than your car? In fact, 16 percent of U.S. greenhouse gas emissions are generated from the energy used in houses nationwide.

Energy used in our homes often comes from the burning of fossil fuels at power plants, which contributes to smog, acid rain, and global warming. Simply put, the less energy we use in our homes, the less air pollution we generate.

If you would like to learn even more additional benefits then visit our Biltmore Energy Star section or contact us as we would enjoy the opportunity to meet with you locally and show you some of the many great Energy Star features!

Biltmore Homes are not only Energy Star certified but Built For Life!  Thanks for reading!

New Home Inventory Continues To Fall

We could spend days and even weeks blogging about the past challenges of the real estate market (who wants to live in the past though) but one of the simplest reasons for the problems was the supply vs demand factor.  When the housing market was booming demand was high so supply kept getting pumped out.  Well when that demand stops you obviously get to a point where there is just to much supply.

Well a recent April 24 press release from the National Association of Home Builders told us that we are going in the right direction as new home inventory continues to dwindle which is a good sign for builders and the overall real estate market.  Below is an excerpt from the release that shows some of the figures:

-The number of newly built, single-family homes on the market declined for a 23rd consecutive month in March as builders focused on winnowing down their inventories of unsold units, according to new-home sales data reported by the U.S. Commerce Department today. Inventory shrank to 311,000 units, which is a 10.7-month supply at the current sales pace.

“Builders are doing a great job of thinning the supply of unsold homes and positioning themselves for a slow but steady housing recovery,” noted NAHB Chairman Joe Robson, a home builder from Tulsa, Okla. “Today’s numbers are a welcome sign that the market is stabilizing as some of the best home buying conditions in a lifetime are drawing consumers off the fence and back into the market.”-

Biltmore has some great inventory homes available as click here to view all our homes that are ready for move in today!  Overall we are very excited about the pick up the market has seen the past 30 days and are gearing up for growth the rest of 2009 and into 2010!

If you are in the market for a new home now is the time to buy so contact us and let us know how we can help you get into your next dream home!

Here is an excerpt form the recent Forbes article:

Despite the overall economic slowdown, some parts of the country keep on moving ahead, attracting more and more newcomers--even if it's at a slower pace than in more sound economic times. These places still offer a semblance of stability, as well as great weather, cultural life and, in many cases, affordability.

Behind the Numbers
To determine the fastest-growing metro areas in the country, we used 2008 population estimates for metropolitan statistical areas with a population over 1 million, released March 19, 2009, by the U.S. Census Bureau. MSAs are geographic entities defined by the U.S. Office of Management and Budget for use by federal agencies in collecting, tabulating and publishing federal statistics.

We then compared the 2008 population estimates to the previous year's data to see which areas had grown the most, percentage-wise.

Nine places fared even better than Denver, though they share similar qualities: more business opportunities, better weather and more affordable housing. The top three areas according to the data are Raleigh, N.C., ranking first, which jumped 4.29% to nearly 1.9 million; Austin, Texas, which came in second, with a 3.77% increase to almost 1.7 million; and Charlotte, N.C., which moved up 3.36% to 1.7 million.
